Residential Block Manager - #2186599
Prosperity Wealth
About Bloc
Bloc Property Management is a block and estate management business based in Birmingham. It is part of the developer backed Prosperity Group and manages buildings delivered by its parent group and the group’s joint venture partner, ALB, so it does not tender for contracts.
Where Bloc is Going
Bloc currently manages 11 residential and 2 commercial assets, around 800 homes in total. Most of the stock is new, two more schemes are due to join by Q1 2027, and more than 20 buildings are expected by the end of 2028.
That growth comes from the group’s own pipeline, and the people who join now will grow with the business.
The Opportunity
Bloc is looking for a Block Manager to look after its growing residential portfolio across Birmingham.
You will work alongside a second Block Manager so the team keeps running through absence and leave, and you will be trained by the Portfolio Director using Bloc’s SOPs.
The successful candidate will:
- Keep health and safety at the centre of the role, treating compliance with the legal weight it carries
- Manage fire risk assessments, asbestos and water hygiene reports, and make sure statutory inspections such as lifts, fire alarms and emergency lighting are carried out and renewed on time
- Keep every building compliant with the Landlord and Tenant Acts 1985 and 1987, the Regulatory Reform (Fire Safety) Order 2005 and the Building Safety Act 2022, including high rise requirements
- Carry out regular site inspections, report on findings and follow up on actions
- Oversee repairs, remedial works and contractors, and flag defects on new buildings back to the developer while they are under warranty
- Prepare service charge budgets, monitor spend and approve invoices, supporting year end accounts and arrears with the Service Charge Finance Manager
- Run Section 20 consultations and oversee major works from planning to completion
- Act as the main point of contact for leaseholders, freeholders and residents, showing empathy in difficult situations and firmness when service charges need chasing
- Attend and chair resident and client meetings where needed
- Work alongside the other Block Manager to provide cover for absence and leave
- Keep records, insurance and systems up to date, and be ready for the portfolio to grow
The Role
The purpose of this role is to look after the portfolio safely, compliantly and to a high standard of service, with health and safety at the centre of everything.
The role is office based in Birmingham, Monday to Friday, 9:00am to 5:30pm, with site visits across the portfolio. It reports to the Portfolio Director, with a salary of £30,000 to £35,000.
The Ideal Candidate
The preferred candidate will have the following experience:
- Around 3 to 4 years in block management or a closely related role, such as Assistant Block Manager, Block Management Coordinator, Assistant Property Manager, residential property management or Build to Rent
- A good grounding in block management legislation, including Sections 18 to 30 of the Landlord and Tenant Act 1985, the 1987 Act and Section 20 consultation
- Comfortable with service charge budgets, year end accounts and high rise building safety
- Switched on enough to find the answer, keep up with new legislation and take the initiative to learn
- Caring with leaseholders but firm when needed, with strong professional ethics
- Resilient and driven, delivering professionally even on a difficult day
- Bright and able to think outside the box, with strong organisation and communication skills
- A stable career history and the wish to build a long term career in block management
- Able to work from the Birmingham office five days a week
Why Join Bloc?
