About the Business

Our client is an established residential property and lettings business based in Birmingham, providing a comprehensive property management service to landlords and tenants across the region.

The business forms part of a wider, privately backed property group with significant development interests and a growing residential portfolio. With a strong pipeline of new residential developments and an expanding investor network, the business is entering an exciting period of growth.

Its approach is centred around delivering a professional, proactive and customer-focused service, with an emphasis on accountability, communication and building long-term relationships.

The Opportunity

An opportunity has arisen for an experienced Residential Property Manager to join the business and take responsibility for a portfolio of approximately 120–150 residential properties across Birmingham, Dudley and the surrounding areas.

This is a varied, hands-on position offering genuine ownership of a portfolio. You will be responsible for the day-to-day management of your properties, overseeing the full tenancy lifecycle, managing landlord relationships and coordinating lettings activity to ensure properties remain occupied, compliant and well maintained.

You will act as the primary point of contact for your landlords, taking responsibility for service delivery and ensuring issues are dealt with efficiently and professionally.

With the wider portfolio expected to grow substantially over the coming years, this is an excellent opportunity to join a business where you can make a meaningful contribution to its development.

Key Responsibilities

  • Take full responsibility for an allocated residential portfolio, acting as the primary contact for landlords and tenants.
  • Build and maintain strong landlord relationships, providing regular updates and proactive communication.
  • Manage the full lettings process, including property advertising, handling enquiries, arranging and conducting viewings, assessing applicants and progressing offers.
  • Oversee tenant referencing, Right to Rent checks, tenancy agreements, deposit registration and move-in arrangements.
  • Manage the full tenancy lifecycle, including renewals, rent reviews, notices, check-outs and deposit negotiations.
  • Coordinate the re-letting of properties following notice, ensuring minimal void periods and keeping landlords informed throughout.
  • Conduct regular property inspections, approximately every six months, identifying maintenance requirements and ensuring appropriate action is taken.
  • Maintain regular contact with landlords through scheduled service reviews and ongoing portfolio updates.
  • Monitor rental arrears, working closely with the credit control function to resolve issues and escalate concerns where necessary.
  • Coordinate maintenance requirements, working alongside internal maintenance teams and external contractors to ensure issues are resolved promptly.
  • Ensure all properties meet relevant statutory and regulatory requirements, including Gas Safety, EICR, EPC, licensing, fire safety and current lettings legislation.
  • Handle tenant and landlord complaints professionally, taking ownership of issues and ensuring appropriate resolutions.
  • Support the onboarding of new properties and landlords as the wider residential portfolio expands.

The Ideal Candidate

We are looking for a proactive and commercially aware Residential Property Manager who takes pride in delivering an excellent service and enjoys having responsibility for their own portfolio.

The successful candidate will ideally demonstrate:

  • Previous experience within residential property management and lettings, with exposure to the full tenancy lifecycle.
  • Experience managing landlord and tenant relationships independently.
  • A good understanding of current residential lettings legislation, compliance requirements and the evolving regulatory landscape, including the Renters' Rights Act.
  • Experience conducting property inspections, managing maintenance issues and dealing with tenancy renewals and check-outs.
  • An understanding of the lettings process, ideally including property marketing, conducting viewings and securing new tenants.
  • A strong customer service mentality, with the ability to build trust and deliver a consistently professional service.
  • Commercial awareness, particularly around rental performance, minimising void periods and maintaining landlord relationships.
  • Excellent organisational skills and the ability to manage a busy and varied workload independently.
  • Confidence dealing with challenging situations, resolving complaints and communicating difficult messages professionally.
  • Strong IT and administration skills. Experience using Reapit or similar property management software would be advantageous.
  • ARLA Propertymark qualification, or a willingness to work towards one, would be beneficial.
  • HMO experience would also be advantageous.
  • A full UK driving licence and access to your own vehicle.

The Role

  • Salary: £28,000 – £33,000 depending on experience.
  • Location: Birmingham.
  • Working Pattern: Office based, Monday to Friday, with regular property visits across the portfolio.
  • Reporting To: Portfolio Director.
  • Benefits: Company pension and business mileage reimbursed at 55p per mile.

Why Consider This Opportunity?

This is an opportunity to join an ambitious and growing residential property business at an important stage in its development.

Unlike larger corporate property management environments, you will have genuine ownership of your portfolio, direct access to decision-makers and the opportunity to build meaningful relationships with landlords and investors.

The business benefits from the financial backing and development pipeline of a wider property group, providing a consistent flow of new residential stock and a clear growth trajectory.

For someone who enjoys taking responsibility, delivering excellent customer service and being part of a close-knit team, this offers the opportunity to play an important role in shaping the next stage of an expanding residential property management operation.
