The company
 
My client is an ambitious, independent lettings, property management and investment agency, run from a central Birmingham head office. They manage a large volume of properties across the UK and have ambitious growth plans, they keep key services in-house, including maintenance, short lets and a newly launched sales division. That gives them real control over the customer journey. They invest heavily in technology and process improvement without losing the personal touch.
 
The role
 
Working with the senior management team you will take ownership of lettings administration, tenancy progression, compliance and the accuracy of the company's systems. It's a hands-on role where you will personally carry out key compliance work while driving high standards across the team.
 
Key responsibilities

• Manage the full tenancy journey from enquiry to move-in, including referencing, Right to Rent checks, tenancy agreements and deposit registration
• Make sure every tenancy file is fully compliant before move-in, and complete landlord onboarding checks
• Book check-ins and viewings, and coordinate works after check-out to keep void periods to a minimum
• Keep Rightmove listings accurate and up to date
• Progress property sales through regular contact with solicitors, clients and mortgage brokers
• Carry out regular compliance audits and system reviews across Reapit, Goodlord and Microsoft Dynamics
• Make sure all leads, customer interactions and records are logged accurately, and challenge incomplete data
• Produce reports for senior management and identify ways to improve efficiency through systems and automation
• Support the smooth day-to-day running of the office and promote a positive, accountable team culture

About you

• Previous residential lettings experience is essential
• Proven experience progressing tenancies from application through to move-in
• Strong knowledge of lettings compliance, including Right to Rent, referencing and tenancy administration
• Highly organised, with exceptional attention to detail
• Confident using CRM and property management systems, as well as Microsoft Office
• Comfortable challenging poor standards and following issues through to resolution

Experience with Reapit, Goodlord or Microsoft Dynamics would be a real advantage. So would a background in landlord onboarding, sales progression, compliance audits or managing Rightmove listings.
