Your new company
Are you an experienced Operations Manager with a background in facilities management, construction, maintenance, building services, or small works delivery? Do you thrive in a fast-paced environment where quality, compliance and customer service are paramount? Hays are delighted to be supporting our client in recruiting an Operations Manager to lead the timely and compliant delivery of maintenance works across their site.
This is an excellent opportunity to join a well-established facilities and property services operation delivering essential maintenance, refurbishment and improvement projects across a complex estate. Working within a highly regulated environment, you'll play a key role in ensuring projects are delivered safely, efficiently, on time and to the highest standards.

Your new role
As Operations Manager, you will be responsible for ensuring the successful delivery of a high volume of planned and reactive small works projects, including office refurbishments, kitchen and bathroom upgrades, maintenance activities and responsive works.
Key responsibilities will include:

  • Managing the safe, compliant and timely delivery of maintenance and billable works projects.
  • Overseeing contractor performance, ensuring quality, value for money and adherence to service level expectations
  • Monitoring project progress and carrying out quality inspections across multiple sites.
  • Maintaining accurate records within the CAFM system, including work-in-progress updates, completed works and inspection reports.
  • Reviewing Risk Assessments and Method Statements to ensure compliance with required standards.
  • Monitoring site risk registers and escalating issues where appropriate.
  • Acting as the Responsible Person for asbestos and legionella compliance, ensuring management plans and registers remain current and effective.
  • Ensuring health and safety requirements are consistently followed across all projects and contractor activities.
  • Producing progress reports and maintaining regular communication with key stakeholders regarding project status and performance.

The role is approximately 60% office-based and 40% site-based, providing a balanced mix of operational management, stakeholder engagement and hands-on project oversight.

What you'll need to succeed
To be successful in this role, you will have:

  • Proven experience managing small works, maintenance or refurbishment projects within a commercial, industrial or operational environment.
  • Experience planning, directing and controlling project activities while managing priorities and deadlines effectively.
  • A strong understanding of building services, civil engineering, construction, facilities management or M&E environments.
  • Demonstrable experience managing contractors and supply chain partners.
  • Excellent communication and stakeholder management skills.
  • Strong IT proficiency and experience using CAFM systems or similar asset management platforms.
  • A proactive approach to problem-solving and performance management.
  • Meticulous attention to detail and a strong commitment to compliance, health and safety, and quality standards.

What you'll get in return
In return, you'll receive:

  • Competitive salary of £38,000 - £42,000.
  • 25 days annual leave.
  • Private medical cover.
  • Company car or car allowance.
