Daniel Owen Recruitment is currently working with an established and highly reputable specialist refurbishment contractor to recruit an experienced Contracts Manager to join their growing team.
With over 30 years' experience, the business has developed an excellent reputation for delivering high-quality industrial and commercial refurbishment and dilapidation projects. Acting as Principal Contractor, they deliver complete refurbishment packages using a combination of directly employed trades and approved specialist subcontractors, with projects ranging from smaller works through to schemes valued at approximately £1 million.

Salary: £45,000 - £50,000 per annum + car/ van + package

This is an excellent opportunity for an experienced Contracts Manager looking for a varied role within an established business, where they will have genuine responsibility for project delivery, client relationships, commercial performance and operational management.
The Role:
As Contracts Manager, you will take responsibility for the successful delivery of multiple refurbishment and construction projects from pre-construction and contract award through to completion and handover. Working closely with clients, surveyors, subcontractors, site teams and the wider management team, you will ensure projects are delivered safely, efficiently, commercially and to the high standards expected by the business.
Your responsibilities will include:
- Managing multiple industrial and commercial refurbishment projects simultaneously.
- Taking overall responsibility for contracts from mobilisation through to practical completion.
- Working closely with clients, surveyors, consultants and subcontractors to ensure successful project delivery.
- Attending pre-start, progress and client meetings.
- Planning and coordinating labour, materials, plant and subcontractors.
- Managing programmes and ensuring projects remain on schedule.
- Monitoring project costs, variations, valuations and overall commercial performance.
- Working closely with Quantity Surveyors and commercial teams to maximise project profitability.
- Managing subcontractor procurement, performance and payment.
- Ensuring all works are completed to the required specification and quality standards.
- Overseeing health and safety, ensuring compliance with company procedures and current legislation.
- Managing project documentation, RAMS, permits, inspections and relevant quality records.
- Identifying and managing project risks, delays and potential commercial issues.
- Supporting the site delivery team and providing guidance to Site Managers and Supervisors.
- Maintaining strong relationships with existing clients and helping to secure repeat business.
- Ensuring projects are successfully handed over and completed to client expectations.
About You:
The successful candidate will have proven experience working in a Contracts Manager, Project Manager or Senior Site Management capacity within the construction or refurbishment sector. You will ideally have experience delivering commercial, industrial, refurbishment, dilapidation or similar projects and be comfortable managing several contracts concurrently. We are looking for someone who is commercially aware, organised and confident dealing with clients and subcontractors, while also possessing a practical understanding of construction delivery.
You should have:
- Proven experience managing construction projects from inception through to completion.
- Experience within commercial refurbishment, industrial refurbishment, fit-out, dilapidations or a related environment.
- Strong subcontractor and supply-chain management experience.
- Good commercial awareness and an understanding of contract costs, variations and project profitability.
- Excellent communication and client management skills.
- Strong knowledge of construction health and safety requirements.
- The ability to manage multiple projects and competing priorities.
- A proactive, hands-on and solutions-focused approach.
- Strong organisational and leadership skills.
- Relevant construction qualifications such as SMSTS, CSCS or equivalent would be advantageous.
