An opportunity to join a well-established and ambitious housebuilder. Our client is seeking to strengthen their team with an ambitious land professional who has a background in volume housebuilding and a solid track record of delivering both strategic and immediate land opportunities.

With the backing of a well-connected team and a focus on securing commercially viable deals, this role offers significant influence across the entire land cycle, from identification and negotiation to planning and acquisition. An in-depth understanding of the planning process and the ability to secure land in line with volume delivery targets are essential.

Key Responsibilities:

  • Land Sourcing & Evaluation: Identify residential development opportunities, assess viability, and produce financial appraisals and projections.
  • Deal Structuring & Negotiation: Lead negotiations with landowners and agents, manage legal processes, and structure deals that balance risk and reward.
  • Planning Feasibility: Work closely with internal planning and technical teams to assess site constraints and planning prospects.
  • Market Intelligence: Conduct research to track local trends, competitor activity, and planning policy changes.
  • Stakeholder Engagement: Build and maintain strong relationships with agents, landowners, local authorities, and consultants.
  • Compliance & Delivery: Ensure land opportunities meet all planning and regulatory requirements and are suitable for volume delivery.
  • Team Collaboration: Work cross-functionally with internal teams and provide support or mentoring to junior staff as needed.
  • Essential Requirements:

  • Proven experience in volume residential land acquisition (from PLC or large regional developers).
  • Successful track record of securing both short-term and strategic land.
  • Strong knowledge of planning regulations, development viability, and risk management.
  • Excellent negotiation skills with a network of relevant contacts.
  • Commercially driven, well-organised, and a clear communicator.
  • Able to work independently and deliver against regional land targets.
