Cobalt are looking for an experienced and motivated Lettings Negotiator to join the on-site team at an exceptional new-build residential development in central Birmingham. The scheme is set to deliver high-quality homes and best-in-class resident experience

In this customer-facing role, you will take the lead on scheme tours and apartment viewings, applicant vetting, and up selling premium features and services

You will work closely with the wider leasing and resident services teams to deliver an outstanding move-in experience and long-term resident satisfaction

This role is for 6 months on a fixed term basis and will be 5 over 7 days (40 hours per week)

Key Responsibilities:

Maintain accurate, up-to-date lettings data in internal systems and ensure timely follow-up on enquiries and viewings



Ensure available apartments are presented to the highest standard through regular inspections and coordination with housekeeping and maintenance teams



Coordinate online listings and third-party agent partnerships to maximise lead generation and visibility



Respond to all letting enquiries in line with agreed SLAs, supporting prospective residents from enquiry through to move-in



Conduct scheme tours and apartment viewings, vet applicants, negotiate offers, and manage lettings documentation with full compliance



Work with the Leasing or General Manager to carry out market rent reviews and assess apartment positioning against competitors



Build relationships with corporate clients, relocation agents, and city employers to drive corporate lettings



Manage the renewals process, including communication, negotiation, and paperwork



Ensure smooth resident onboarding, including preparation of welcome packs and key handover



Support community initiatives and resident events to foster a welcoming and engaging living environment



Act as a key point of contact for prospective and incoming residents, delivering a consistent and high-quality customer experience



Provide weekly and monthly lettings reports to the General Manager, with insights on performance and local market trends



Conduct regular apartment appraisals to support revenue optimisation and strategic pricing decisions



Assist with managing voids, rental uplift, and reporting in client-specific lease-up platforms when required



What We're Looking For:

Experience in residential lettings, ideally within BTR, luxury rentals, or PBSA



Strong interpersonal and communication skills



Commercial awareness and understanding of the local rental market



A proactive and organised approach with a customer-first mindset



IT literacy and familiarity with lettings platforms or CRM tools
