Senior Building Surveyor / Associate Director – Birmingham We are seeking a highly driven and experienced Senior Building Surveyor / Associate Director to join our clients established and dynamic surveying and construction consultancy, offering a unique opportunity to work from their Birmingham office. Our sectors of operation include residential, commercial, arts & leisure, and education, with residential developments being our primary area of focus. As a Senior Building Surveyor / Associate Director, you will play a key role in shaping their services and contributing to the growth of their consultancy. You will be joining a client-focused consultancy led by Chartered Surveyors, ensuring that professional development, knowledge sharing, and best practices are at the heart of everything we do. As a Senior Building Surveyor / Associate Director, you will be provided with opportunities for leadership, progression, and further professional development as you advance in your surveying career.They are looking for someone who can hit the ground running. The work pace is fast, and understanding our objective to be 'the consultant of choice' is crucial to delivering an exceptional service to clients. Requirements The ideal individual will have:
  • Expertise in building pathology, with the ability to investigate, diagnose defects, and recommend remedial solutions
  • Strong understanding of construction technology, particularly within the new build residential sector
  • Excellent communication skills, with the ability to communicate effectively through written reports, meetings, and presentations to clients
  • Proven experience in managing a portfolio of projects and providing regular progress report updates to stakeholders
  • Experience with various forms of procurement and contracts to offer strategic advice to clients
  • Experience in preparing tender documents, including preliminaries, schedules of work, and pricing documents
Job SummarySenior Building Surveyor / Associate Director responsibilities will include:
  • Providing strong leadership and guidance to multidisciplinary professional teams, ensuring project milestones are met
  • Developing and communicating project objectives, strategies, and timelines to align internal teams, stakeholders, and partners
  • Developing project programmes from feasibility through pre-construction and procurement, ensuring milestones are highlighted and regularly reviewed
  • Facilitating design team meetings and managing the pre-construction phase
  • Ensuring professional teams manage the scope, fee allocation, and potential risk of scope creep
  • Developing and maintaining an evolving risk register from project inception through to completion
  • Identifying and mitigating potential project risks to minimise disruptions and delays
  • Preparing, regulating, and analysing costs for tenders and contracts
  • Administering JCT construction contracts, including chairing meetings
  • Providing contract administration services for projects from inception to completion
  • Valuing work completed on-site and certifying payments
  • Assessing cost variations, preparing and agreeing final accounts
  • Managing extension of time and loss and expense claims
  • Overseeing the handover process, ensuring client-specific requirements and all relevant regulations are adhered to
